Warehouse Shell Protection Basis
Establishing an initial warehouse protection basis before individual tenant operations were known.
The project
A developer planned a shell warehouse for future occupants. WFPE evaluated anticipated commodity categories and storage arrangements to establish a planning basis, while recognizing that the eventual tenants would have their own operating needs.
Our approach
The analysis considered rack and floor storage, height and clearance limits, aisles, flue spaces, and the proposed sprinkler protection. It documented the types of inventory included in the assessment and distinguished that general basis from the detailed review of a specific tenant operation.
What we delivered
WFPE provided classification documentation for the shell-building assumptions. The report required future tenant uses to be evaluated separately as part of occupancy review, keeping the initial development analysis from becoming a blanket approval of unknown operations.
